SERVPRO of Yorba Linda/Brea Helps a Yorba Linda Tenant

When you own a rental property, you have to rely on your tenant to report any unusual activity in the home. This can put you and your home in deep water - literally! Fortunately, at SERVPRO of Yorba Linda/Brea, we are familiar with jobs that have both an owner and a tenant involved. We recently received a call from a homeowner with a rental property in Yorba Linda after their tenant had discovered mildew in the guest room of the home. Since the room is not used very often, it’s hard to say how long the water and mildew had been there.

We sent Project Manager, Cesar Arcila, to the home to investigate. Cesar was able to track the water damage back to the closet. Apparently a pipe that ran through the wall of the closet had been leaking for quite some time. Not only was the drywall saturated, but it also had soaked down to the carpet and baseboards. Since there were obvious signs of mildew, which can lead to mold, Cesar called on Crew Chief, David Macias, to bring out our team of trained technicians. 

Because the mildew extended over 10 square feet, a mold test was performed. We placed a dehumidifier to control the atmosphere of the room. We then began to carefully remove the affected drywall, carpet, pad and track strip. The samples we collected were sent to the lab for testing. If they came back positive, we would move forward with mold remediation. Fortunately for this homeowner, the tests were negative. So we placed some additional equipment and sanded the studs to make sure all of the moisture was removed.

The homeowner was very appreciative of our expertise and knowledge concerning the potential hazards of mold. They were also impressed with our ability to coordinate with the tenant while still keeping them informed of the progress.
