Do you know what to do when water damage strikes your home?

Storm floods, broken pipes, appliance failures, sewage back up ….  All these unplanned events can lay waste to your property, leaving you with an immediate need for water damage restoration services.  Knowing what to do and what not to do in the event of water damage can help you prevent further damage to your property.

Step One:  File your claim with your property insurance company.

Step Two:  Start the clean-up and drying process as soon as possible.  Do not wait for an adjuster.  Time is critical to prevent further damage.  As you separate the salvageable from the non-salvageable, carefully inventory all items you will include in your claim; keep a written list and photograph everything as well.  Keep the damaged items as proof of loss.

Step Three:  Depending on the severity of the flood, make sure all your utilities have been turned off before entering the premises.  A spark in the presence of a gas leak could lead to an explosion.   Have an electrician check for grounds and other unsafe conditions before reconnecting with the grid.

Step Four:  Furnishings and Carpets should all be moved outdoors to be cleaned and dried.  Be sure and dry slowly, out of direct sunlight; sun will warp furniture.  If your flood is listed as category three (contains chemicals or waste bacteria) some items are better replaced.  These would include carpets, carpeting, drapes, upholstered furniture.

Step Five:  Dry out should start as soon as possible.  Depending on the nature of the water damage, water extraction with pumps and hoses may be necessary to remove all standing water from the structure.  With that complete, air blowers and dehumidifiers should be brought in to thoroughly dry the structure.  Carpeting should be rolled back from the subfloor to allow the floor to be dried.  Walls that have absorbed water should be partially demo’d to expose the studs and hasten the dry out.   If multiple levels of the structure have been damaged, it may be necessary to extend this demo to ceilings as well.  If the flooding has been limited to specific rooms, containments should be built to focus the air blowers and dehumidifiers output to the limited space.  This will shorten the length of time required to dry the room.
